Terms of Service

Please read these terms carefully before placing an order. By using SimpleCurbAppeal you agree to be bound by these terms.

1. Parties and Agreement

These Terms of Service (“Terms”) constitute a binding agreement between you (“Customer”) and Kriger Danes LLC, a Missouri limited liability company operating the SimpleCurbAppeal platform (“Company,” “we,” “us”). By creating an account, placing an order, or using any part of the SimpleCurbAppeal website or services, you accept these Terms in full.

If you are placing orders on behalf of a brokerage, property management firm, or other organization, you represent that you have authority to bind that organization to these Terms.

2. Services

SimpleCurbAppeal provides an a-la-carte property preparation ordering platform serving the greater Springfield, Missouri market area. Services available on the platform include, but are not limited to: lawn mowing, leaf removal, pressure washing, gutter clearing, mulching, landscaping bed cleanup, window washing, junk removal, and exterior touch-up painting.

Services are categorized as:

  • Instant — Fixed-price items priced from public parcel data at the time of order. Payment is collected immediately at order placement.
  • Assessed — Variable-scope items that require a site assessment before a final price can be determined. A quote is issued within 14 calendar days of order placement.

Service availability is subject to vendor capacity and geographic coverage. The Company reserves the right to decline any order that falls outside the current service area or exceeds current capacity. A full refund is issued for any order declined by the Company.

3. Instant Orders

For INSTANT services, the price displayed at checkout reflects the full amount due. Payment is charged at the moment you submit your order. A charge confirmation is sent to the email address on file.

INSTANT pricing is derived from GIS parcel data for the subject property (lot size, linear frontage, structure footprint) and is subject to change between sessions. The price shown at checkout is the price charged; pricing is not guaranteed for future orders.

4. Assessed Orders

For ASSESSED services, no payment is collected at order placement. Your order is placed in a pending state while the Company or an assigned vendor assesses the scope of work.

A quote is issued within 14 calendar days of order placement. The quote presents each line item of scope individually. For each line item you may:

  • Accept — the item is added to your confirmed order and included in the final payment.
  • Decline — the item is removed at no charge.

You must respond to a quote within 7 calendar days of issuance. Quotes not responded to within 7 days expire and the associated order is cancelled at no charge to you (see Section 9 for cancellation details).

Payment for all accepted line items is collected in a single transaction at the time you confirm the quote. Work is dispatched only after payment is collected.

If no line items are accepted, the order is cancelled and no charge is made.

5. Proof Acceptance and Completion

Every service on the SimpleCurbAppeal platform requires proof of completion. A job is not considered complete until proof is submitted by the field vendor and accepted by the Customer.

Upon job completion, the vendor uploads photographic or video proof through the platform. You will be notified by email when proof is available for review. You may then:

  • Accept the proof — the order is marked complete and the receipt is available for download and sharing.
  • Reject the proof — you must provide a specific written reason for rejection. The vendor is notified and given an opportunity to correct the work or submit updated proof.

You are entitled to two (2) proof rejection cycles per order. After two rejections, the order enters a formal dispute process administered by SimpleCurbAppeal. During the dispute, both Customer and vendor may submit supporting documentation. The Company will render a decision within 5 business days of the dispute being opened. The decision may result in a partial refund, a full refund, or confirmation of completion, and is final.

Proof review requests not responded to within 72 hours of notification are automatically accepted and the order is marked complete.

6. Vendor Independence

Field services are performed by independent contractors (“Vendors”) who are not employees or agents of Kriger Danes LLC. Vendors are vetted prior to platform onboarding, but the Company does not supervise or direct their day-to-day work.

Kriger Danes LLC is not liable for personal injury, property damage, or other loss caused by a Vendor’s negligence beyond the platform enforcement mechanisms described in these Terms (proof rejection, dispute process, and the Company’s right to remove Vendors from the platform).

If you believe a Vendor caused damage to your property, notify the Company within 5 business days of the scheduled completion date. The Company will work in good faith to facilitate a resolution, but any claim for damage in excess of the order value must be pursued directly with the Vendor or their insurer.

7. Excluded Services

The SimpleCurbAppeal platform does not provide and expressly excludes the following service categories:

  • Licensed trades — electrical work, plumbing, HVAC installation or repair, gas line work, structural engineering, or any work requiring a Missouri contractor’s license under RSMo Chapter 327 or applicable local ordinance.
  • Tree removal and major arborist work — trimming of branches over 4 inches in diameter or work requiring a licensed arborist.
  • Hazardous material handling — asbestos, lead paint, mold remediation, or any regulated-waste disposal.
  • Interior services — all services are exterior property preparation only. No interior cleaning, repair, or staging is offered through the platform.

Orders placed for excluded services will be declined and refunded in full.

8. Payment and Billing

All payments are processed through Stripe, Inc. Kriger Danes LLC does not store, transmit, or have access to full card numbers, CVV codes, or other sensitive payment card data. Card data is handled exclusively by Stripe in accordance with PCI-DSS standards.

Accepted payment methods are those available through Stripe at the time of checkout (currently Visa, Mastercard, American Express, Discover, and ACH bank debit for qualified accounts).

All prices are in U.S. dollars. Applicable Missouri sales tax is added to taxable service items at checkout.

Chargebacks initiated outside of the Company’s dispute process (Section 5) are a violation of these Terms. The Company reserves the right to suspend accounts associated with fraudulent chargeback activity.

9. Cancellation

Cancellation terms are governed by the Refund & Cancellation Policy available at /refunds, which is incorporated into these Terms by reference.

10. Intellectual Property

The SimpleCurbAppeal name, logo, wordmark, and all platform software, design, and content are the property of Kriger Danes LLC and may not be reproduced, redistributed, or used without written permission.

Proof photos and completion media submitted by Vendors through the platform are licensed to the Customer for personal and professional use related to the subject property (e.g., MLS listings, property management records). They may not be sold, sub-licensed, or used in advertising without the Vendor’s consent.

11. Limitation of Liability

To the maximum extent permitted by Missouri law, the Company’s aggregate liability to you for any claim arising out of or relating to these Terms or the services provided shall not exceed the total amount paid by you for the specific order giving rise to the claim.

The Company is not liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, loss of listing opportunity, or buyer dissatisfaction, even if advised of the possibility of such damages.

The platform is provided “as is.” The Company does not warrant that services will be available at all times, that vendor work will meet any specific buyer or inspector standard, or that parcel-derived pricing will be free from errors.

12. Governing Law and Disputes

These Terms are governed by the laws of the State of Missouri without regard to conflict-of-law principles. Any legal action arising from these Terms shall be brought in the state or federal courts located in Greene County, Missouri, and you consent to personal jurisdiction in those courts.

Before initiating litigation, the parties agree to attempt good-faith resolution through the platform’s dispute process (Section 5) or, for matters outside the platform dispute scope, through written notice to the Company followed by a 30-day cure period.

13. Changes to These Terms

The Company may update these Terms at any time. When changes are material, you will be notified by email at least 14 days before the new terms take effect. Continued use of the platform after the effective date constitutes acceptance. The current effective date is always displayed at the top of this page.
